Green Home Builders Rochester NY

Gerber Homes’ Green Home is almost done.

Many people think home building only happens during warm weather, but except for a few stormy Rochester NY days, Gerber Homes is busy building homes.

Their Certified Green Building home is almost complete.  Every phase of this home has been checked.  When I walked into this home, my first impression was “The work doesn’t look any different than the other Gerber Homes.”  This is because Gerber Homes has always “built green.”  Their focus is on the air quality the owners will be breathing.  The energy (and money) the family will be saving. Gerber homes has been “building green” all along.  Click here to find out more.

But Building Green means something else.  It’s a lifestyle.  A Certified Green Home must have “green space” nearby.  Gerber Homes new model in Canandaigua NY certainly meets this criteria.  The home backs up to the woods. The new owners will sit by their gas fireplace and watch deer, birds, and woodland animals in those woods.

Down the road is a small pond, and park.  It’s country living, with all Canandaigua has to offer, near by.

One thing I have always appreciated about Gerber Homes is lighting.  Have you ever gone through a new home without ceiling lights?  Especially in bedrooms?  The home owner is supposed to light only with lamps.  In theory, this seems OK, but most of the time, you want a stronger light.  Gerber Homes is a family company, and they know how families live.  So, ceiling lights are always added.

The new model in Canandaigua will be open in a few weeks, and it will be well worth seeing.  Every part of this 1,571 square foot home is beautiful.  From the hanging kitchen lights, to the hardwood flooring.  Call Sharon (585) 259-7172 or email her for a tour or questions. Sharon@gerberhomes.com.  You won’t want to miss seeing this beautiful new home!

This side entrance is perfect for removing boots. Next to it is the Laundry Room, for easy one-floor living.

This beautiful hardwood flooring is easy to care for, and will last for decades.

Building Green

Green homes are healthier to live in, healthier for our environment, less expensive to maintain, last longer, worth more, have better resale, and save money.

Gerber Homes and Additions of Rochester NY builds Green Homes.   According to the NAHB National Green Building Program “Green” means:

  • Green homes are healthier to live in: Green homes have better indoor air quality.  They use effective HVAC equipment, formaldehyde-free finishes, low-allergen materials, and products with minimum off-gassing or low volatile organic compounds (VOCs).  This means the air you breathe is purer, the floors your children play on are healthier.
  • Green homes are healthier for our environment: They practice water conservation by using water-efficient appliances and fixtures, filtration systems, and drought resistant or low-maintenance landscaping.  Engineered wood and wood alternatives, recycled building materials, sustainably harvested lumber, and more durable products are used. Building sites are chosen to have a minimal disruption on nature, while preserving as much open space as possible.  This means trees, steams, and wildlife are taken care of.
  • Green homes are easier to maintain, last longer, and have a better resale value: Energy-Star appliances are used throughout the home, saving money each time they are used.  Wood flooring is easier to clean and lasts for years.  Green homes have an eye on the future, taking care of both the homeowners and the environment.

Bottom line is this: The future is Green. Homeowners are wising up to the fact that older, less energy-efficient windows, insulation, heating and appliances are a drain on the wallet, and the environment.

Green homes have a better resale value, and will grow in demand.  If you would like to learn more about Green Homes, contact Gerber Homes and Additions. Or call 888.GERBER3.  Click here to see floor plans, click here to see our communities.

Green homes are better for both the home owner and the environment.

Energy Star New Homes

So, what exactly is an Energy Star new home?

In order for a new home to meet Energy Star qualifications, it must be built to certain specifications, and have an inspector look at the home throughout the building process.

Gerber Homes has felt for years that everyone deserves a Green Home. The new Green home they are building in Canandaigua NY isn’t different than any of their other homes.  All Gerber Homes meet the Energy Star checklist.

For instance, Indoor Air Quality.  Most homes only have valves that allow furnace gases to be released.

Traditionally, a furnace picks up air around it, and spreads this air throughout the home.  In theory, this sounds fine, but in reality, the family is breathing recycled air.  (similar to what happens on an airplane.)

This would be great if we didn’t pollute our homes with toxic gases.  Everything from old paint cans, insecticides (often placed next to the furnace), gasses from carpets, paint, furniture, etc. invade our homes daily.  These gases are recycled again and again, and breathed by your family.

Gerber Homes believes there is a better way.  Each of their new homes has a Fresh Air Intake Valve.  This means fresh air from the outside is continually being brought into the home, while toxic, old air, is pushed out.

The result is better breathing for you and your family.  This is especially important in a time when respiratory illnesses such as asthma are on the rise for children.

Stay tuned for future posts as our Green Home in Canandaigua NY is built.  Completion should be sometime in mid-December, and you will be invited to the grand opening.

Building Green In Canandaigua NY

Gerber Homes Rochester NY is a new home builder who has always been ahead of the times.

They have been building Green for a long time.  Only now, with the Energy Star home they are building in Canandaigua NY, they will have the certification to prove the qualifications.

In order to earn the Energy Star rating, a home must meet guidelines set by the U.S. Environmental Protection Agency.  The new Gerber Home will be inspected step-by-step to prove it meets the specifications.

In order to earn the Energy Star Rating, a new home must have:

Effective Insulation: Properly installed and inspected insulation in floors, walls, and attics ensures even temperatures throughout the house, reduced energy use, and increased comfort.

High-Performance Windows: Energy-efficient windows employ advanced technologies, such as protective coatings and improved frames, to help keep heat in during winter and out during summer.

Tight Construction and Ducts: Sealing holes and cracks in the home’s “envelope” and in heating and cooling duct systems helps reduce drafts, moisture, dust, pollen, and noise.

Efficient Heating and Cooling Equipment: In addition to using less energy to operate, energy-efficient heating and cooling systems can be quieter, reduce indoor humidity, and improve the overall comfort of the home.

Efficient Products: ENERGY STAR qualified homes may also be equipped with ENERGY STAR qualified products — lighting fixtures, compact fluorescent bulbs, ventilation fans, and appliances, such as dishwashers.

Third-Party Verification: With the help of independent Home Energy Raters, ENERGY STAR builder partners choose the most appropriate energy-saving features for their homes. Additionally, raters conduct onsite testing and inspections to verify the energy efficiency measures, as well as insulation, air tightness, and duct sealing details.

Watch for more posts of our new Green Home being built.  Gerber Homes isn’t changing the way they build, only with this Canandaigua NY home, they will have the Energy Star Certification they rightfully deserve.

Can Homes Be Built In The Winter?

With today's building materials, Gerber Homes can build all year around.

Can homes be built in the winter?

This is a common question, and most people would “No, homes can only be built during the sun-shiny days of summer.”

But the truth is, with today’s building materials and equipment, home builders such as Gerber Homes, build all year around.  In face, except for a few really bad days (read Rochester NY ice storms and White-outs), foundations can be dug, and framing can begin.

This gives a lot of freedom to people thinking about building a new home.  They no longer have to plan their home, and then wait until May to begin construction.

Today’s building materials, especially those used in harsh climates such as Rochester NY, are designed to be used all year around.  Given a few nicer days, the foundation can be laid and the house framed.  Once framed, the workmen such as Gerber Homes’ crew are sheltered from the elements and just start building.  In fact, many roofers would rather shingle a home in the winter, than in the 90 degree hot sun of August.

This means that the new home owner can build and move in on their schedule.  Previous homes often need to be sold and in the “olden days” this meant great financial loss if the sale occurred during the fall.  Gerber Homes changes this by helping home owners plan.  The floor plan of a new home can be designed while the previous home is on the market.  Ofter the timing is perfect.

Building a new home during the fall, winter, and spring, is a game-changer for new home owners.  Gerber Homes and Additions makes it easy.  They work with the home owner.  Give them a call at 1.888.GERBER3 or click here to find out more.  Click here to see floor plans.

Lake Front Cottage Story

The old cottage is removed

People build new homes for a variety of reasons.

Sometimes it’s to get a tailor-made fit for their family or because a new home is energy efficient and saves heating and cooling costs.  Sometimes it’s location.

Location was the motivation to build for Jeff and Lou Ann Kane of Bristol, NY.

Jeff and Lou Ann bought lake front property on Honeoye  Lake about eleven years ago.  They loved the beautiful view, the peaceful surroundings, the neighbors, and a place to “get away from it all.”

What they weren’t in love with was the cottage.  The existing home was built in sort of a log cabin style.  Perfect in it’s time, and OK for it’s seasonal use, but over time the cottage began to be less that ideal.  The Kanes did enjoy the property’s modern barn which became great for storage.

The Kanes used the cottage in nice weather, enjoying the many activities Honeoye Lake offered.  Family would gather for holidays and weekends.  But over time Jeff and Lou Ann knew they had to make a decision.  Either sell the property or build a better, year-round, home.

The final decision came down to the Lake.  They loved their neighbors and having a peaceful place to relax.  Having town gas and water didn’t hurt their decision.

Next step was to find the right builder.  Jeff and Lou Ann talked to different home builders, and explored housing options.  Either wrong estimates were given or details lost.  The hunt continued.

That’s when they met with Gerber Homes and AdditionsJohn Graziose and Sharon Steck came to the lake front location and listened to what the Kanes had in mind.

Jeff and Lou Ann wanted a two bedroom home, that could be used year-round.  There are many winter lake activities they would love to enjoy, if they could be in their home during those months.

Three weeks ago, Gerber Homes began removing the old “Black House” which had been a neighborhood eye sore for so long.  The foundation has just been laid for a beautiful new year-round home.

Jeff and Lou Ann wanted to preserve some of the former cottage feel but take advantage of the energy efficient options.  Gerber Homes and Additions allowed the Kanes the flexibility of designing a home that will meet their needs.  In coming years it may become not only a get-away spot but also their year-around home.  Living and Vacationing, everyday.

Ranch Home Living

This open floor plan is perfect for entertaining.

Recently, I traveled out to Canandaigua NY to see Gerber Homes and Additions’ new ranch home, The Somersworth.

I was reminded what a beautiful area Canandaigua is.  Their town tag line is “The Chosen Spot.” Here’s the story from the Canandaigua town office:

The name Canandaigua is derived from the Native American word “Kanandarque”, which means “chosen spot”. It was the site of the principal village of the Seneca Indians and is the legendary birthplace of these “People of the Hills”.

The story goes that the Seneca Indians looked at this beautiful area, with it’s rolling hills and sparkling lake and declared it “The Chosen Spot.”

Canandaigua was founded in 1791. The First Congregational Church, right on Main Street, was build in 1799.

No doubt Canandaigua is filled with endearing history, and the beauty of a New England resort town.  At Christmas, Main Street becomes something out of Norman Rockwell, with decorations and lights.

Today, Canandaigua offers the best of both worlds.  The closeness of Wegmans, and many other stores, including Eastview Mall.  Also the feeling that you’re always on vacation.  The Marina, open beaches, and many town festivals and events, are always close at hand.

Canandaigua NY is fast becoming the hub for the Finger Lakes and Wine Region.  A big player in making this happen is The New York Wine and Culinary Center. This beautiful center offers cooking classes, events, and even a very upscale restaurant.

The Wine and Culinary Center uses the Finger Lakes wine region as it’s muse.  Those living in Canandaigua NY are thrilled by the 2 hour cooking classes, and a place to meet with friends over dinner – the Lake always in view.

Knowing what Canandaigua NY has to offer, Gerber Homes is building homes one right after the other.  The area is attracting Empty Nesters and Young Professionals.

The Sommersworth, Gerber Homes’ Canandaigua model home is a 1,571 Ranch. It’s open floor plan is perfect to entertaining, and easy living.  It is located right off Main Street, moments from the Lake, the Culinary Center, and Shopping.

The Somersworth has a spacious Master Bedroom, with two other bedrooms, one which would make a great Den or Home Office.

The First Floor Laundry Room is right off the Kitchen, and the Mud Room has a bench for coats, flip flops, and fishing poles.

Stop by and visit Sharon Steck at the Gerber Homes Canandaigua Model Home. Then, afterwards, take a moment down at the Lake, and see if you agree with the Seneca Indians’ thoughts from long ago.  Canandaigua NY is The Chosen Spot to live.

Hardwood graces the main floor and stairs

A brand-new model home, just 5 weeks old in fact, has joined Gerber Homes and AdditionsSummer Lake community.

The 2,022 square foot Colonial has 3 Bedrooms, 2 1/2 baths. But one of the many features of this home is flexibility.

The Roosevelt has a huge Bonus Room that can either be used as a 4th bedroom, or additional family space.  The room was built with a large closet.  Perfect for that 4th bedroom, or just storage of board games, DVDs and sleeping bags for a spontaneous sleepover.

On the main floor, the space is open and airy.  Gerber Homes and Additions thought of everything.  Some families like a formal dining room.  Others would rather have an office or den.  Gerber Homes has designed the home so it can be used either way.

Hardwood floors grace the main floor and stairs.  Hardwood flooring lends itself to easy cleaning, and generations of durability.  Hardwood can take heavy traffic from a busy family, and look even better over time.

The large kitchen opens easily to the living room.  Perfect for entertaining, and after dinner homework sessions.

One of The Roosevelt’s elegant features is the Mud Room or Drop Area. This is right off the garage.  You can tell Gerber Homes, a family company, knows how families live.  We all pile out of the car, through the garage, and coats are thrown everywhere.  But this Mud Room area solves the problem with coat  and book “lockers.”  A spot for everyone’s boots, mittens, and even a Powder Room for a a quick hand-wash after a hard day’s play.

The Laundry Room is on the second floor. Every home should have a second floor Laundry Room.  No more hauling sheets, towels, and socks, up and down the basement steps.  The washer and dryer are right where we use them!

The garage is over sized.  Room for two cars, plus the grill, bikes, and assorted sports equipment.

The Summer Lake community has it’s own lake access, and most homes have a beautiful lake view.  Just over the Webster NY line, Summer Lake in Ontario NY is just ten minutes from Wegmans and the Kohl’s plaza. Casey Park with it’s beach, playground and sporting activities, is just minutes away.

Summer Lake lots are going fast, you owe it to yourself to visit The Roosevelt, and this beautiful lakeside community, soon.  Click here to see more features. Call Leanne Boyatzies today to schedule a tour or ask questions.  (585) 880-1755 or Leanne@GerberHomes.com.

Right-Sizing Your Home

Home builders Rochester NY

Sharon Steck

July and August is a time for garage sales.

Many of us find the need to down-size, which basically becomes the right-size for our needs.  At our last garage sale, we got rid of twin beds, dressers, a crib, and hardest of all, a herd of well loved stuffed animals.  What we didn’t need anymore, others snatched right up.

The need for extra bedrooms is replaced by the longing for one-floor living.  Easy care, and lots of room for family and friends to gather.  We don’t want to give us storage space.  We also don’t really want to take care of a yard the size of a small city park.

That’s why we were excited to see Gerber Homes and Additions’ Somersworth Model home in Canandaigua NY.

The Somersworth model is perfect for right-sizing.  This 1,571 square foot ranch has an open floor plan, with an amazing amount of storage space!

The Master Bedroom is huge!  The adjoining Master Bath and walk in closet make you feel like you are in a large colonial.

I enjoyed the Mud Room.  There is an entrance from garage where you can bring in groceries, and sit down to take off winter boots.

There is hardwood throughout, except for the bedrooms.  Very easy cleaning.

The kitchen is large and open.  I loved the big pantry within easy reach.  Guests can gather around the snack bar or relax in the living room,  The kitchen makes it easy to talk to everyone.  Gone are the days of being hidden away in a hot kitchen while your guests enjoy the party!

This Gerber Homes ranch has additional bedrooms.  Use one for an office, the other for visiting family members.

Best of all is the luxury of a first floor laundry.  Throw in a load while you bake brie with currents.  No more dragging laundry baskets up and down the basement steps.

This home is perfect for small families, or empty nesters.  It’s only moments away from Canandaigua Lake, Bristol Mountain, Golfing, CMAC Preforming Arts Center, Eastview Mall, and Rochester.  The perfect combination of work and vacation.

Stop by and see Sharon Steck at the new Gerber Homes Somersworth model in Canandaigua NY. The home is ready to move in, and has many luxury upgrades.  Give Sharon a call today! (585) 259-7172, email: sharon@gerberhomes.com.
